Lags and slow performance in Publisher 2.0.4

I have only 14 pages and only one image, and it's impossible to work in Publisher.
Mouse scroll, or any other command or operation takes 2 to 6 seconds to respond. I tried every combination in preferences - Metal, Open GL, or software display, or in Retina rendering: Low or high quality...
Same thing in the latest Publisher Beta

I'm on Big Sur 11.7.3
Mac Pro (Mid 2010)
2 x 2,66 GHz 6-Core Intel Xeon
32 GB 1066 MHz DDR3
Radeon RX 580 8 GB

I'm not seeing any performance issues here when scrolling etc using your file with the attached performance settings. Out of interest if you remove the .TIFF from your document does performance improve at all?

No, not at all
I tried also with different fonts and with or without image... same behaviour.
