Hi, 
  it would be very useful to be able to link text area content to external files (such as .txt or .md or else) so that when the external file is updated, text area content will be updated too.

Is this something we can achieve with Affinity Publisher?

This is not possible, but I know this from ID years ago. Any placed text won't be linked, but moves into a text frame of its own. In my case I use PDF files placed linked in the APu document.

It's called Text Insets in FrameMaker, and it is a very useful feature.

It is not the most important feature for book publishing, but it is pretty high on the list.
