Samsung S22 Ultra raw photos, not able to develop

So I took some raw photos using my s22 ultra. Load them onto ipad but cannot develop them in affinity photo. They are .dng file and I want develop the raw before editing. 

I can see the thumbnail, I think - but click the photo to develop as a new project  it opens up white or corrupt looking. See photo. 

Any ideas?
