You need to navigate to C:\ Program Files\Affinity\AffinityPhoto\Photo.exe from within Lightroom and point Lightroom Editor at this file. -
This is how I have Lightroom 5 set up to use Affinity as an external Editor and it works for me:-

Looks like the problem could be with your raw file, Windows Explorer has no problem displaying Nikon nef raw files.
