Thank you.  The file managed to open after being left to load for more than 20 minutes... after deleting some recent image files, it now loads much faster.
I'm still not sure why that's the case as the file already has more than 80 images... why those handful of images caused a sudden problem with loading.  
But with a back up copy now, I can proceed to edit with a peace of mind.
 

I just wanted to express, that the problem arising could be related to the font(s). Or the place being saved to. Or [placeholder].

Mangal is an OpenType script for Devanagari, which brings its own problems since the Affinity apps don’t properly support Indic OpenType scripts.

That did not work but I was able to get it to work.
 
Picture is of my performance settings.  Changed pointer from High Precision to Windows Ink and that seems to have fixed the issue.
 

Bug? Regression? Oversight? Looks like this is fixed in the last beta of AD. Nothing helpful of course. Until this BUG is fixed (with priority) the only workaround I know of, is to move the image temporarily out of the picture frame, update it and move it back in. And of course turning off to update automatically modified external resources (Preferences >> General).

Because it looks awful with artwork I have going across the page centre, and it's a thing that doesn't appear in the actual output.
EG in InDesign, you have Normal Mode where you have all the guides, margins etc visible, but then you can switch to Preview Mode, where it's still fully functional, but you only see the actual output.
But knowing it's not able to be disabled, I'll put in a feature request, thanks.

Please don't - this is as designed. The option is there in limited cases the user may need it to work around issues such as the issue in the original post, or if users are doing specific pixel art where it is stylistically beneficial, in which case they're likely to be outputting as Raster.

Hopefully this image will help illustrate why it shouldn't be automatically changed. In the case below Inherit is the same as Force On (Inherit will just get the parent's value and use that. In the case of no parent it will use 'On').

Viele Befehle, aber nicht alle, kann man mit Tastenkürzeln versehen, wenn die noch nicht belegt sein sollten. Wie z. B. "Kurven zusammenlegen". Findet man in Voreinstellungen >> Tastenkürzel >> Photo >> Ebene.

Difficult to solve without seeing the document. My guess: Look at panel Paragraph and the value for margin after paragraph.

There's a potential fix for this that should be in the next beta, but it's obviously subject to testing, etc.

It affects how things are drawn on screen, and also how they're exported to raster formats. 

Unfortunately it is not just limited to PDF files - I suspect most vector based formats will have the same issue. I tried an SVG and can see it, but as I mentioned this is nothing we can do - the vector items have been output and are being rendered by something else with the issue. It is similar to what Matt has said previously regarding the problem - many other applications also have the same issues.  

The anti-aliasing option does help when in app and for users who are wanting to export to raster images.
